Underground Parking Garage Challenges:

During backfill operations of the less aggressive compacting occurs because of care to protect the wall and waterproofing system. As a result water intrusion and future consolidation can occur in the soil adjacent to the underground parking causing settlement of hardscape, buildings and other above ground infrastructure located above the consolidating soils.

Depending on the specific problems encountered, grouting of some type is usually the preferred tool to remediate these types of problems. Thin high slump grouts used in intrusion grouting can penetrate the soil adjacent to the parking structure and reduce the pressure of the soil and water with out increasing pressure during grouting operations. The use of cellular or foam enhanced grouts have the advantage of reducing overburden and increasing the flow of the grout mix to enable it to better surround and flow between soil particles.

In some cases where waterproofing is needed, polyurethane grouts can have the advantage of stopping water flow through the soil which then waterproof the walls where leaking is occurring with out the inconvenience of digging up the soil out side of the garage.
